Experience
Attorney Shirin Everett represents cities and towns in all aspects of general municipal law, including town meetings, municipal charters and by-laws, conflict of interests, public records, the Open Meeting Law, municipal finance, and real estate. She has 10 years of experience in real estate law, including both municipal and commercial acquisitions and sales, eminent domain, chapter lands, and condominiums. Attorney Everett assists clients in negotiating and drafting purchase and sale agreements, leases, conservation restrictions, land development agreements, and affordable housing documents. She also advises on easements, restrictions and covenants, zoning and subdivision issues, and roadways, among other issues. Additionally, Attorney Everett drafts requests for proposals, warrant articles on the acquisition and disposition of real property, condominium documents, and conducts real estate closings.
Attorney Everett’s prior experience includes both private and public practice. As a real estate attorney at a medium-sized law firm, she represented large lenders; drafted and negotiated commercial purchase and sale agreements, leases, and loan documents; conducted closings; and negotiated license agreements with national telecommunication providers on behalf of property owners. As an attorney in the general counsel’s office of a public agency, she gained expertise in landlord-tenant law and construction issues.
Representative Matters
- Completed several complex multi-party agreements on the financing, conveyance, use and re-development of land, including the transfer of the Cape End Manor from the Town of Provincetown to a nonprofit organization, and the conveyance of land by Town of Burlington and the City of Newburyport for economic revitalization purposes.
- Obtained a favorable decision from the Supreme Judicial Court on the land registration system, affirming the ability of the Land Court judges to invalidate defective certificates of title.
- Assisted in the financing and acquisition of a parking lot as part of the Gateway Project in the City of Lawrence, including acquiring the parcel of land from a private property owner, and drafting and coordinating all loans with the City of Lawrence and the U.S. Department of Housing and Urban Development.
